A
traditional townhouse in the Alpujarras, Andalucia this is a spacious
property in the old quarter of the town which offers both more modern
habitable accommodation along with an amount of original features
for further renovation and improvement which would allow a separate
accommodation or a couple of rental apartments.
Of
part stone and brick construction and part concrete there are all
services connected with a telephone line available.
Set
just a few minutes walk from the centre of Cádiar (see our
local
map) and therefore within easy reach of all the amenities and
facilities necessary for daily living (including medical centre,
pharmacy, supermarkets, schools etc.) the house occupies three floors.
From the narrow street entrance the accommodation comprises:
Front
door and garage door: There is a small lobby from the front door
which gives onto the stairs, but both doors lead to the downstairs
which is effectively a large open garage of 66m² with power,
water and a WC and wash basin and thus able to be used as either
a spacious workshop, a garage space (note that due to the relatively
narrow streets in this part of town you couldn't accommodate a particularly
large vehicle) or it could be converted into self-contained accommodation.
From
the lobby there are stairs to the upper floors. The first floor
accommodation is the more modern part of the house and is suitable
for immediate occupation and consists of the following:
Hallway.
4 Bedrooms (3 double). Fitted Kitchen. Lounge/Dining Room. Bathroom.
This part of the house has benefited the most from the refurbishment
and has newer plumbing and wiring and as such doesn't appear to
require any further work. From here the stairs in the hallway lead
to the top floor.
This
part of the house (shown in one of the photographs opposite) is
the space under the roof - effectively a large attic - and is ripe
for conversion to further accommodation or to convert to an artist's
studio, yoga salon or workshop. There is around 60m² of the
quoted 186m² available on this floor - plenty of space for
a 2 bedroomed apartment.
From
this floor is access to a large tiled roof terrace with good all
day sun and some excellent views up into the mountains (albeit was
rather cloudy on the day we took the pictures.)
So
overall this is a spacious three storey property in need of internal
renovation but no structural work, in an active market town with
full facilities for everyday living. Access to airports is 2½
hours to Málaga, 90 minutes Almería and 35 minutes
to the local coast.
