This rural Cortijo in
the Sierra de la Contraviesa comes with 3 hectares of land which
is mostly planted with Almonds and Figs and some Mountain Oak trees.
The property is well situated and has fantastic views of the Sierra
Nevada Mountain range and the whitewashed villages nestling in the
foothills.
The
farmhouse itself is in a semi-habitable state but doesn't have a
bathroom so this and a septic tank would need to be installed before
one could live here. There is mains water to the property and the
land adjoins the house so installing the septic tank wouldn't be
a problem. Electricity is currently supplied by generator however
a Solar System could be installed and it is also possible that mains
electricity will be available here in the foreseeable future.
The
existing accommodation in the farmhouse comprises the following:
on the ground floor there is a large open plan Lounge and Dining
room and a small Kitchen with a Fireplace and traditional Bread
oven. There is also a Bedroom leading off from the Dining area.
All of the ceilings use the original Chestnut Beams and Slate construction.
This area has a lot of character and could make a fantastic rustic
living space.
Looking
in the main photo above you can see the external stairs going up
to the first floor and next to this a covered terrace. Behind this
is a large Stable which was traditionally used for housing Mules
and feed, but which could now be incorporated into the main house
to add more accommodation or simply converted into a granny flat
or rental apartment, a games room or home cinema.

Going up the stairs at the front of the property you enter one of
four equally sized rooms which were being used as Bedrooms but could
be anything you please. You can see also on the first floor to the
right of the property there is a covered terrace which measures
25m². There is currently no access to this terrace from inside
the property but it wouldn't be too difficult to open a doorway
from one or two of the bedrooms to provide additional outdoor space.
Alternatively this terrace could be incorporated into the main house
to provide bigger bedrooms possible with en-suite and/or a dressing
room or a second Lounge and more living space.
Behind
the main farmhouse there are several extra Outbuildings and access
to the covered terrace. The Outbuildings, including an old Bodega
measure around 37m² and could again be used as additional accommodation
or rental apartment, or turned into storage rooms, workshop or garage
etc. If one were to install a swimming pool for example, you could
use one of these rooms as a plant room for the filtering and pumping
equipment.
The
property is not too far off the main road to Cádiar so access
to the town is very good and takes about 15 minutes by car. It is
possible to drive to the property along the dirt-track in a regular
hire car although a 4x4 is recommended.
This
property has a lot of character and with some love and attention
could make a great family property and working farm.
