A very nice rural finca in an excellent location with good access
this is a property with a lot of potential in today's growing market.
At
the outset we should point out that the overall condition of the
property to include the ruined stable block adjacent and the lack
of any internal amenities or fittings did lead us to consider whether
this property would be better placed within the renovation section
of the site. But we feel that despite the extensive overall scope
of the works necessary to return the entire farm to its former glory,
the overall structure was sufficiently sound that this property
could be considered an ongoing labour of love rather than a total
rebuild or renovation.
So
as we hope the photos may show, this property offers a large workable
farm with good open land and flat spaces, excellent communications
via the adjacent asphalt road, copious spring water supplied via
a permanent spring within the farm and established and highly productive
gardens and orchards.
Set
in a quiet valley just 5 minutes from the nearest village (where
you can buy just basic supplies and there are just two bars) the
nearest large towns are 30 - 40 minutes away where you would find
the expected shops, services and amenities. The amount of land we
have had to estimate since the vendors could not tell us and on
viewing the boundaries we have estimated the land as being in excess
of 15 hectares and correct supporting documentation of the true
area will be available for completion of purchase.

The approach to the buildings is shown in the main photograph above
and is a short private gated driveway which leads onto a wonderfully
shaded terrace and seating area at the front of the property - which
facing generally southwards will benefit from all day sun. As mentioned
above there are essentially two parts to the property which comprises
a two storey traditionally constructed cortijo of 150m² which
appears to be in overall sound and watertight condition and the
adjacent old stabling which would need entirely rebuilding to either
reinstate the stables (enabling a rurally based enterprise to be
run from here) or which could be added to the existing residential
building to provide something close to 300m² of living space
- quite a substantial residence and indeed sufficient for rural
accommodation.
Undoubtedly
one of the best features of this property is the extensive cultivated
land and planting. the scale of the planting combined with the abundant
water (which is entirely the property of the farm and is not shared
with any neighbours) and established citrus (mostly oranges) means
that a large quantity of produce could be grown throughout the year
and with a little knowledge a lot of high yield cash crops could
be planted to provide a reasonable income from the farm independent
of any rural tourism activity.
Besides
the spring water there is main piped water available for connection
close by and we are told the proximity to the village would allow
installation of mains power although this would have to be confirmed
by an engineer.
For
the area and with current prices and the availability a genuine
properties we feel that this finca represents good value for anyone
looking to take on a rural property and needs to realistically derive
an income.
