This rural finca is the perfect combination of a habitable building
with surrounding flat land, the most stunning 360º views and
excellent access, only 100 or so metres of unmade road which is
very well maintained down to the main road.
As
you should be able to tell from the main photograph above and the
views of the land below this is a spectacular location. As most
of you who have visited the area already know, there isn't really
any part of the Alpujarras (town, village or rural) which is deprived
of views but as we said about the preceding rural property - which
also had spectacular views of its own - we have visited a lot of
property in this area and know from first hand experience - you
so very rarely find a combination of both sea and mountain views
and a location like this.
The
property is also surrounded on all sides by hundreds of hectares
of land that are owned by the Water confederation and are thus protected
from future development. There are several ruined cortijos dotted
around in the surrounding hillsides, but these will never be sold
nor rebuilt. The land was actually bought by the Confederation to
plant hundreds more trees. So in time the area will become a huge
Pine Forest.
The
property includes a partly habitable cortijo which is still being
restored and an informal camp site which could become established
into a fully working business.
The main house is an interesting proposition. A traditional old
stone cortijo (some of the internal walls are up to a metre thick)
on an excellent site just at the edge of a small decline thus maximising
the sense of open space, it is something of a work still in progress.
At present it offers the advantages of being habitable (albeit in
a pretty basic state) with significant renovation and improvement
works such as new roofs, new or restored floors, the installation
of basic heating, a superb double glazed picture window looking
away over the hills and the snows of the Sierra Nevada and South
towards the Mediterranean. There is some basic plumbing although
the toilet facilities would currently be the earth closets and showers
provided for the camp site

So
there is considerable extra work and further accommodation to go
on the present structure which currently encloses around 120m².
There is also a further 200 metres currently in ruins immediately
adjoining the house which is available for development since the
property is registered at 321m². Permissions can be sought
to restore the ruined buildings to create a property more than twice
it's present size.
Along
with this charming house in this idyllic setting there are a number
of significant further features worth mentioning:
There
is a lot of flat and nearly flat land immediately around and close
by the cortijo and camp site. So this is not only one of those rarer
properties where you could easily keep both horses and other livestock,
but there are at least a couple of other large flat terraces which
are already established vegetable plotsand have ample irrigation
water available. This is a place where one could reasonably expect
a self sufficient lifestyle to flourish. With the temperate climate,
seasonal spring rains and very fertile soils (most of the brown
land seen in photos throughout this site is in fact the result of
spring ploughing due to regular farming practices) mean that an
enormous variety of fruits and produce can be grown. Despite the
relative proximity to the mountains there is no snowfall here and
sporadic light ground frosts in the short winters - which here run
from December to Feb/March.
As can be seen from the photographs the remaining land is either
planted to Almonds or is fallow but there is lush green growth on
most of the farm to provide plenty of space for the aforementioned
campers (for which you should seek formal permits for the camp site,
it currently being a fairly informal arrangement with the local
town hall) or to use for recreation or just plain relaxing.
Although
a relatively small parcel of land and more work would be required
to the main dwelling, we feel that the combination of factors; some
of the best views in this part of the Alpujarras, coupled with a
genuine business potential justify the asking price. If views and
self sufficient rural living are your priorities, this property
is a must see.
