It
would seem that renovation is certainly the mildest description
applicable to this property - it being in total ruin and certainly
requiring a complete rebuild from the ground up. The price reflects
this and apart from the level of work necessary, this is a good
rural location with decent access, available irrigation water and
a number of flat accessible terraces to provide the ideal isolated
rural environment for anyone wanting a more self sufficient lifestyle.
We
should make clear at the outset that this building does not stand
completely alone. The north-eastern end (the extreme right of the
main photo above) is a small adjoining building belonging to another
family member whilst the significant portion of the site - in the
form of the large ruins - along with its surrounding 50,000m² of land.
Under
existing planning law it should be possible to rebuild the cortijo
in a nearby location on a spacious flat area just to one side of
the existing property and it may be possible to include a second
storey into the structure thus giving a huge amount of room for
a substantial family home.
The
surroundings are pleasant valley views both East and West and apart
from the neighbours there are no other buildings in the immediate
vicinity so this property would be recommended viewing for anybody
looking for privacy and isolation.
As
can be seen from the photographs the irrigation water is plentiful
and is currently being stored in a shared deposit although it would
be perfectly possible to build your own elsewhere on the land. The
irrigation water with the property is available at a rate of 12
hours every 15 days and hence - having seen for ourselves the rate
of flow - can imagine that there is sufficient water for a swimming
pool besides all the irrigation needs. There is also mains water
available within around 500 metres so there would be no problem
with domestic supply.
Like
90 per cent or more of rural properties in this area there is no
mains electricity nor main telephone line available although there
are some very useful contacts now available for full solar electric
systems and there is increasing take-up of satellite telephone systems
so you can be fully connected with the rest of the world should
you so desire.
With
the length of the track being what it is the nearest basic facilities
like a doctor and pharmacy, bakery and bar (certainly a basic requirement
here in Spain) is around 20 minutes drive (4 x 4 not essential)
although for amenities and shopping you would head to Cádiar
or Orgiva which are both around 35 minutes away in opposite directions.
All
in all though we feel a well priced property with a lot of potential.
