This property is typical of an abandoned but
partly restored farmhouse in the heart of the Sierra de la Contraviesa.
Partly restored (insofar as it possesses a usable kitchen and bedroom)
and partly fallen down with the upper floor of the main building
somewhere between the two.
Accessed
on an unmade road of around 1.5km from the main road and therefore
roughly 15 - 20 minutes drive from Cádiar which would be
your closest location for shopping, schools and other amenities.
There are 5 hectares (50,000m²) of land adjoining the property
which are two hillsides which enclose a section of "barranco" which is a seasonal stream and which is currently planted to almonds.
This land will also support figs and olives although with no irrigation
water available it would rule out some fruits and most vegetables
(although local shop prices do rather undermine the need to be self
sufficient in Produce).
So
moving on to the property itself: The main building is a two storey
affair of traditional stone construction with chestnut or poplar
beam floors. There have been some later repairs and strengthening
using concrete blocks and beams and overall the building is watertight
and weatherproof. As can be seen from the photographs the ground
floor is in a usable condition with a large fireplace with bread
oven, small basin, dining table and the two adjacent rooms have
beds in them. With no running water currently installed nor any
electrical wiring we would hesitate to call this building habitable
in its current state, but to be usable as a base while the remaining
extensive renovations were carried out shouldn't require too much
additional work. The upper floor of this building will certainly
require much more extensive work but then this is one of the reasons
this property features in the renovation section of the site.

Moving
outside there are two further structures - both close to this main
building - which offer considerable further living space. The first
is a nearby old stable on a 38m² footprint which can be restored
- possibly to two storeys - to provide a separate accommodation
of workshop. The second is a large 65m² totally ruined building
- which can be seen in the upper right photograph. This can again
be rebuilt to provide a 3 bedroomed house which could be rented.
Do
please bear in mind that with the ever tightening control over building
in this area, you will need to factor in the architect and project
costs in order to be able to legally carry out the works.
Overall
though a good value property in a peaceful
rural location with the possibility to generate some rental income.
