These two fabulous properties next door to each other are
being sold as a complete package, measuring a total of 480m²
including a couple of outbuildings, a 354m² building plot below
the two houses and seven hectares of irrigated and non-irrigated
farmland in the valley below the village.
As
you can see in the photos, the properties are totally unrestored
and retain all of their original charming features including Chestnut
beamed ceilings, and Chestnut doors and windows, Terra-cotta floor
tiles and many items of Antique furniture.
In
my professional opinion this is an excellent price for a property
with so much potential, this would make a fantastic rural Hotel
and or Restaurant with enough outdoor space for Terraces and a Swimming
pool. The structure of the house seems to be pretty sound and most
of the renovation work would be internal cosmetics.
The
location too is outstanding, situated at the top of the village
on the main GR7 walking route through the region this makes it accessible
to passing trade too and one could target the advertising towards
adventure, horse-riding, walking and mountain biking holidays. There
is car access to the door of the property and room for parking.
From
the main Front door you enter into a lovely big Entrance hall with
a beautiful cobbled mosaic floor and Staircase up to the First floor.
Also from the Entrance hall you have another large room at the back
which could be an Office or Store room and to the left of the main
Front door there is another door leading into the large old Bodega
complete with Wine Barrels, and what used to be a Shower room. Going
through from the Bodega you enter the second house and in here on
the Ground floor there are a Dining Room, Bedroom and Lounge and
a Toilet plus a second staircase up to the First Floor.
The
two properties do not currently connect on the First floor so one
has to go up both staircases to see each property separately. Starting
with the first house the Stairs open out into a large grand landing
with a window at the front of the room and a door leading into a
Lounge and Dining area or a couple of Bedrooms. To the rear of this
floor there are several more rooms which consist of three large
Double Bedrooms one of which is also full of more Antique furniture,
a Kitchen complete with traditional Fireplace and Bread Oven and
one other undesignated room which has recently had a new roof.
The
First floor of the second house consists of the landing, a Kitchen
and two Bedrooms or a Lounge and Dining room, basically these rooms
can be designated as whatever you need, some of the rooms are divided
by stud walls and these too could come out to make bigger rooms
and change the overall layout of the house. A doorway could also
be made between the two properties upstairs as it has been done
on the Ground floor.
Also
with the property there are a couple of outbuildings measuring 96m² in total which are attached to the end of the second house, these
used to be the Stables and Goat sheds and could either be converted
into additional accommodation or knocked down altogether to make
room for a small Garden and Swimming pool with Terrace, seating
and a BBQ area.
Directly
below the two houses is a large 354m² plot of land which is
urbanisable, so that you could build another property here, or perhaps
several Apartments to rent out to compliment the Hotel idea. The
land goes down all the way to the main road which makes it easy
to get materials and equipment in for building purposes. The plot
is far enough down so that anything built here would not disturb
the magnificent panoramic views currently enjoyed from the two houses
above.
In
addition, as if there wasn't enough here included in the sale, there
are several parcels of land down in the valley along the river which
total altogether 7 hectares. 1.2 hectares being irrigated land and
the other 5.8 is secano. The irrigated land would be ideal for a
Kitchen vegetable garden and an Orchard of fruit trees and the rest
is planted with Almonds and Olive trees. Of course we all know the
benefits of eating Olives and using Olive oil for cooking etc. But
there are also some interesting facts about Almonds which many people
of unaware of:
Almonds
are much in demand again due to positive health benefits such as,
lower cholesterol levels, heart benefits, an appetite suppressant
and a reduction in colon cancer. The higher fat level is countered
by the fact that most of the Almond goes through the body in chunks
- since most of us don't chew for long enough. Buyers in the UK
pay £4,000 per tonne. Almond trees start to fruit after about
4 years and can live for 100 years or so.
All
in all this is a fantastic property with a lot to offer and a great
deal of potential for a business opportunity. The location is just
perfect for a Rural Hotel and the views are stunning, the houses
have so much character and charm that people would just keep coming
back to enjoy the experience again and again. All mains services
are connected to the property although obviously the whole would
